The tax advantages of using external financing for real estate investments are based on a key principle of German tax law:
Interest payments on loans are fully tax-deductible as income-related expenses, provided the property is used to generate income – for example, through rental.

What Does This Mean for You?

If you finance your property with a loan, you pay interest to the bank. These interest payments can be 100% deducted from your taxable income by declaring them as income-related expenses in your personal income tax return.

As a result, your taxable income is reduced, which in turn lowers your overall tax burden.
